Introduction
These Terms and Conditions govern all bookings made with Seaton Carew Beach Huts. By making a booking, you agree to comply with and be bound by these terms.
Bookings and Payment
All bookings must be made through our website or agreed communication channels.
Full payment is required at the time of booking unless otherwise stated.
A booking is only confirmed once payment has been received.
Prices are subject to change but will not affect confirmed bookings.
Cancellations and Refunds
• 14+ days: full refund
• 7–13 days: 50% refund
• Under 7 days: no refund
• No refunds for bad weather
• If we must cancel due to unforeseen circumstances, you’ll receive a full refund or alternative date.
Arrival Information
• Keys are collected from the end hut from 9am
• A £10 refundable key deposit is required (cash or card)
• Maximum 6 guests per hut
Important Rules
• No overnight stays
• No open flames, BBQs, heaters, or gas stoves
• Please keep noise low and leave the hut clean
• Dogs are welcome but must be kept under control and cleaned up after
• Please empty rubbish into outside bins before leaving
Water Use
The water key is hanging on the flip-flop inside your hut. Refill at the rear water hut and lock it after use. Empty sink waste water at the water hut drain if needed.
Leaving
If I’m unavailable when you leave, simply lock the door and drop keys in the drop box on the end hut
Please exit your hut by 6pm
Care of the Property
You are responsible for taking reasonable care of the beach hut and its contents during your booking.
The hut must be left in a clean and tidy condition.
Any damage or loss caused during your booking may result in additional charges.
Safety and Liability
Use of the beach hut and surrounding area is at your own risk.
Seaton Carew Beach Huts is not liable for:

Personal injury or accidents

Loss or damage to personal belongings

Issues arising from weather, tides, or sea conditions
You are responsible for supervising children at all times.
Weather and Local Conditions
Beach conditions can change quickly. It is your responsibility to ensure your own safety, particularly regarding tides and weather conditions.
No refunds will be given for poor weather unless the hut is deemed unsafe to use.
Force Majeure
We are not liable for failure to perform our obligations where such failure is due to events beyond our control, including but not limited to extreme weather, natural events, government restrictions, or local authority decisions.
Right to Refuse or Terminate Booking
We reserve the right to refuse or terminate a booking if:

These Terms and Conditions are breached

Behaviour is deemed unsafe, disruptive, or inappropriate
No refund will be given in such cases.
Changes to these Terms
We may update these Terms and Conditions from time to time. The latest version will always be available on our website.

Governing Law
